Vintage Mansion's recommendation

"Vintage" may not be a very familiar word to the general public, but its original origin is a wine of the year where high-quality grapes are harvested, and it is highly rare, expensive, and called a vintage wine. The word "in" was used.

Nowadays, the adjective "vintage" has come to be used for various things such as cars and fashion, but when it comes to "vintage" in housing, I think it has come to be heard very recently.

Among them, "condominiums that have maintained their asset value even after decades of construction", the so-called "vintage condominiums", mainly in the center of Tokyo, are now attracting attention. Recently, a book introducing vintage apartments in Tokyo has been released under the title "Vintage Apartment".

What is interesting is that new values are finally about to be born from the long-standing new construction supremacy in the Japanese housing industry. In Europe and the United States, it was common to buy a second-hand house, renovate it, and live there, but in Japan, if you want to buy a house, it was common to think of a new building. Also, even if you buy a second-hand one, I don't think you've been looking at properties that have been built for more than 20 years, such as choosing a property with a shallow building as much as possible.

However, even in old buildings, there are winning buildings like the "vintage wine" mentioned earlier. It is a building with a good location (built in popular areas such as high-end residential areas), excellent building design, and proper maintenance. When it comes to such buildings, I think there are relatively more condominiums than detached houses, but such properties have begun to attract attention in recent years.

Of course, apartments such as those introduced in books, etc. will only be at a reasonable price, but if you change your mind a little, even if you don't say vintage, you can find old apartments with unexpectedly affordable prices and good quality nearby. It should be.

I think that most of the people who have been looking for second-hand properties have been looking for "a relatively new and beautiful apartment built within 10 years", but they are looking for a home with the new value of "high-quality apartments regardless of age" If you do it, you will be able to find attractive properties that you have not noticed before.

The history of condominiums in Japan is relatively shallow, and there are no apartments that have been built for more than 100 years like in Europe and the United States. The other day, I was doing a program introducing buildings built around the 1920s in a prime location in Ginza, and the art deco-style buildings that imitated the cutting-edge technology of that time and Europe and the United States are now very valuable and valuable just by existing in Japan. It also means that it is still possible to live in a building that has been built for nearly 100 years.

It is true that we do not deny the problem of aging such as earthquake resistance, but that does not necessarily mean that new buildings are better than old buildings. From now on, I feel that the time has come to think about the meaning of using and leaving good things for a long time while looking at the essential value of things, not new and old.
